Reviewed October 7, 2026

A useful market overview separates the properties being tracked from the entire market, and asking prices from completed sales. The figures below describe Epic Property CR’s latest recorded condo sample as of October 7, 2026—not a census of every property or proof of a price trend.

The recorded condo sample

  • Greater Playas del Coco: 73 listings recorded as active, including 73 with recorded asking prices; median asking price US$359,000 and recorded range US$99,000–US$733,900.
  • Las Palmas: 20 priced active listings; median asking price US$272,500.
  • Pacifico: 31 priced active listings; median asking price US$415,000.
  • Other Playas del Coco condos in the sample: 22 priced active listings; median asking price US$379,000.

The community figures are components of the combined sample, not extra listings to add to it. The sample includes 13 individually priced Na Umi developer units; developer model pages are not counted as additional units. Prices and availability may change.

See the current Coco condo market snapshot for subsequent updates and the community breakdown. These are recorded asking-price figures, not closed-sale valuations.

What the median tells you—and what it does not

The median is the middle asking price in the priced sample. It helps describe the listings recorded at that time, but it does not tell you what a particular condo is worth, how much sellers will negotiate, or what buyers ultimately paid.

A change in the median can result from a change in the properties included: new inventory, different bedroom counts or a greater share of higher-priced units. It should not automatically be described as appreciation or depreciation of the same homes.

Compare like with like

Begin with location, bedrooms, usable space, condition, floor level, parking and the property’s legal and association details. Then compare amenities and total monthly carrying costs. A smaller walkable condo and a larger resort-community unit can serve different buyers even when their asking prices overlap.

The budget guide uses individual published examples, while our community guide helps with location and ownership tradeoffs.

Do not confuse available inventory with sales activity

Recorded active listings describe the tracked supply. They do not establish transaction volume, absorption or average selling time without additional evidence. A removed listing is not, by itself, proof of a completed sale.

Ask whether a proposed comparable is an asking-price example or a documented closing, and what date and property details support it. Use a qualified valuation professional when a formal valuation is needed.

Rental potential is a separate calculation

Beach access and amenities can support guest appeal, but they do not establish occupancy or profit. Request actual operating records where available and evaluate personal-use plans, expenses, rental permissions and a downside case.

Use the numbers to narrow the search

Set an acquisition budget and a separate monthly carrying-cost ceiling. Decide which compromises are acceptable—stairs, driving, space, views or amenities—and ask for current options that match those priorities.

This article focuses on condos because that is the defined sample above. Detached homes and land need separate comparisons; do not apply these condo figures to them. Browse homes or land for those property types.
