Guanacaste Airport’s latest traffic figures put Liberia back in the local news. For someone considering a home in Playas del Coco, the useful question is not whether a busier airport makes property a better investment. It is whether getting here works for the way you want to own and use a home.

A second home needs to fit your calendar as well as your budget. Flight schedules, the journey after landing and the practicalities of returning several times a year deserve a place on your buying checklist.

What the latest airport report says

An October 20, 2026 report from Aviacionline says Guanacaste Airport, also known as Daniel Oduber Quirós International Airport or Liberia Airport (LIR), handled 1,695,998 passengers between January and September 2026—10% more than in the same period of 2025.

For July through September alone, the report records 371,280 passengers, up 6% year over year. Canadian traffic increased 40% during that quarter, while US traffic increased 3%. AeroLatinNews reports the same figures.

Keep the numbers in perspective. Airport passenger traffic is not a count of unique tourists, property buyers or vacation-rental bookings. These figures describe airport activity; they do not establish what is happening to prices or rental returns in a particular Coco community.

For a second-home buyer, convenience is personal

A route map is a useful starting point, but it does not tell you whether the flights work for your life. Before choosing a property, check the actual itinerary from your home airport for the months you expect to travel.

  • Frequency: Does service operate on the days you can leave and return?
  • Seasonality: Is the route available during your intended visits, or only for part of the year?
  • Total travel time: Compare connections, arrival times, baggage collection and onward transport—not just flight duration.
  • Flexibility: What are your alternatives if your plans change or a flight is cancelled?

Confirm current schedules and fares directly with the airline. An announced route is not a promise that every travel date will be available. Someone visiting twice a year may accept a connection that would become frustrating for a buyer planning frequent short stays.

Test the journey beyond the terminal

Liberia is the international gateway for this part of Guanacaste, but the final leg still matters. On your scouting trip, drive the route to the exact neighborhood you are considering. Allow for traffic, weather and the arrival time you are likely to use.

Once there, test ordinary errands. Walk or drive to groceries, restaurants and the beach. Look at parking, stairs, evening access and the route home after rain. Airport convenience cannot compensate for a property that makes everyday life awkward.

Turn a visit into a useful buying trip

You do not need to see every listing. You need enough well-chosen comparisons to understand what matters to you.

  1. Before arrival: Set your purchase budget, ownership-cost comfort level and intended use. Send your travel dates and must-haves so the shortlist can be prepared ahead of time.
  2. First full day: Compare neighborhoods and daily convenience. Keep the arrival day flexible rather than depending on a tightly scheduled showing after an international flight.
  3. Next: Tour a focused set of properties with different tradeoffs—walkability, views, stairs, amenities or privacy. Take consistent notes instead of relying on memory.
  4. Before departure: Revisit the strongest candidates and identify the documents your independent advisers need. A return flight should not set the deadline for your due diligence.

If you plan longer stays, leave time to experience normal life outside the showings. A home should work on an ordinary weekday, not only during a carefully planned tour.

More airport traffic does not guarantee rental income

Connectivity can make travel more practical, but the airport serves a much wider region than Playas del Coco. Visitors use hotels, resorts, private homes and other accommodation across Guanacaste.

Evaluate a rental purchase using the specific property’s permitted use, operating history, expenses and management arrangements. Do not turn an airport growth percentage into an assumed increase in bookings or nightly rates. Our Coco rental-income guide explains how to assess those numbers separately.

The takeaway for buyers

The airport news is a useful reason to revisit your travel options—not a reason to rush a purchase. Check whether the journey fits your calendar, use a visit to compare real neighborhoods, and choose a property you can comfortably own on its own merits.
